What We Do
Ask-re is an occupier-focused commercial property advisor that works for occupiers, never landlords.
Whatever your business needs from the building it operates in, from cutting business rates to defending a dilapidations claim to negotiating a fair lease, we handle it under one roof. The same senior people advise you throughout, in plain language, with no jargon and no conflicts of interest. For more than twenty years, the businesses we work for have stayed with us for one reason: we save them money and tell them the truth.
Everything the building costs you, in one place
Property problems rarely arrive one at a time. A lease renewal raises a rates question, which uncovers a service-charge error, which feeds into a fit-out decision. When those sit with separate firms, things fall between the gaps and you pay twice for the overlap. We bring rates, leases, surveys, disputes, fit-outs and audits under one roof, so the people solving one problem already understand the rest. One relationship, one set of senior advisers, one bill you can actually follow.
We work for the business in the building
Most property advice is quietly conflicted. The agent earns from the deal, the surveyor may also act for owners, the landlord’s team is paid to protect the landlord. We act for occupiers only, so there is never a second client whose interests sit against yours. That independence is the whole point of Ask-re: when we tell you a figure is wrong, a claim is inflated or a lease is poor value, we have nothing to gain except your trust and your repeat business. Twenty years of clients who stay says it works.
Challenge your 2026 rateable value
On 1 April 2026 a new rating list replaced the 2023 list, with rateable values based on rental levels from April 2024. Total rateable value across England and Wales rose by close to a fifth, and England’s two multipliers became five. Most occupiers are now paying against a higher figure under more complicated rules, and you can only formally challenge your 2026 rateable value from April 2026 onwards. That makes now the moment to find out whether your assessment is right, and what a successful appeal could be worth.

Are you overpaying on your premises?
Most businesses we audit are losing money to incorrect rateable values, billing errors, or service charges they shouldn’t be paying. The first conversation costs nothing and usually finds something. Book a free review and we’ll tell you what we’d look at.
