Having decided to relocate to new offices their landlord served a “schedule of dilapidations” for the offices they occupied. NRS approached ask-re to review the claim and negotiate with the landlord to reach a suitable settlement.

OUR PROFESSIONAL APPROACHOur starting point was to review the lease and all other legal documents to ascertain the actual extent of our client’s liability. We then inspected the premises and reviewed the schedule of dilapidations, taking photographic evidence of the condition of the building.

Negotiations of the costs of the dilapidations highlighted items claimed that were not our client’s liability along with some items that would cause no loss to the landlord.

Each repair item in the schedule of dilapidations had been costed highly and we reviewed each of those costs to negotiate a more reasonable settlement. Associated costs claimed by the Landlord were also vigorously negotiated to ensure our client only paid for items for which they were liable under their lease.

THE SUCCESS STORYThe result of these extensive negotiations was the Landlord agreeing a 62% saving from the original claim, by agreement and avoiding a formal dispute.

THE VERDICT“We commissioned ask-re to initially find the National Readership Survey a new home after 10 years in its offices in Holborn. We found a property in Market Place that needed work but was essentially a great office, As a part of the service that ask-re offer is someone to sort out your dilapidations. Graham Driver was appointed to manage our dilapidations negotiation with our previous landlords. He was efficient, professional and transparent, kept us informed throughout the process and negotiated extremely hard on our behalf. I would have no question regarding recommending his service to other clients.” -Mike Ironside, Chief Executive
