Our client Matrix securities had occupied No. 7- 9 Savile Row, London for a long period. It grew from a modest beginning. With three leases and the last one ending imminently, Ask-re was required at short notice to relocate the business to more prestigious offices. Matrix ideally required one floor of circa 12,000 – 15,000 sq ft to provide interactive and better workspace, client reception and to allow for expansion.  Ask-re carried out a full trawl within Mayfair and the St James‟ area; eventually we negotiated a unique option at 1 Jermyn Street, where our clients secured the 6th and 7th floors. On these office floors our clients secured some great extras, including the cupola, entertainment area and an outside roof terrace at the top of the building, which all totaled 13,5000 sq ft on a sub-lease from McKinsey. This was a tough deal to find, however Ask-re managed to secure the option for the client, with a lot of extra benefits in the price.

OUR PROFESSIONAL APPROACH

Ask-re advised and project-managed the office fit out, carrying out a significant overhaul of the premises, on our "Smartspace‟ budget package. This was a lot more than a simple relocation and negotiations of dilapidations. The project required our corporate real estate skills across the principal property actions, including: Holistic wrap of all issues Disposal of existing leases Negotiation of new lease rent, and securing financial contributions from the lesser offer optioned buildings. Making a nice home for the business for clients and for staff. Great value for money and a visible step up for Matrix.
