CLIENT BRIEFTelstra is the leading telecommunications and information services company in Australia. Telstra Europe Ltd had a lease end on their data facility at Brookmount Court Cambridge of 14,000sqft, following the acquisition of PSI Net. A new Grade A facility within Cambridge for offices was required and a new “pop” site for their new services and technology, of circa 20,000sqft allowing for business growth. They required consultancy on the possible acquisition and relocation, market knowledge in Cambridge and advice on existing Brookmount Court with a smooth occupation of the new facility and instructed us to advise them
OUR PROFESSIONAL APPROACHask-re carried out an audit of existing space and a search of availability, we viewed the short listed options and advised on costs and continued negotiations on the preferred building. This package future proofed the business and gave a great platform for secure development for at least the next decade – and very cost effectively too. ask-re consulted and negotiated practical real estate issues such as surveys, planning consent, fit-out and potential issues at lease-end. We assisted solicitors once the lease deal was agreed, meeting superior landlords, to ensure all consents were agreed prior to sign-off and occupation. ask-re agreed to an extension to Brookmount Court to allow sufficient time to move out., to ensure a smooth relocation and extensive fit-out for the time-critical pop facility.
THE SUCCESS STORYOn vacation we negotiated with the landlord to agree a (preferred) cash settlement on the dilapidations claim saving £200,000 for the client in the process, another cost-benefit delivered. In total we saved and negotiated, on behalf of Telstra, a staggering £800,000 on the project, Partners of ask-re continue to advise Telstra Europe on a number of property matters within their portfolio, including their London Hosting Centre and their London Network Switch.
