CCT Venues provide spacious conference venues and training facilities for a wide range of events. We were instructed by CCT Venues to carry out a “search and find” for the next venue location. The requirement was for 20,000—25,000 sq ft in Canary Wharf or the City of London, with a target rent budget of £35psf.
OUR PROFESSIONAL APPROACH
The initial steps of any “search and find” at ask-re is to set an internal pro-ject operations board, to include the client decision-makers. Thus, fast, well-informed decisions are made collectively without delay, essential in a competitive market Once the brief and search parameters were defined and signed off by the board we activated the search and shortlisted a number of potential options.
THE SUCCESS STORY
ask-re successfully negotiated an extremely cost effective low rent leasing deal with a much lower than anticipated rent, capped, with a reduced service charge and 24 month’s rent free! ask-re managed to arrange for CCT Venues to inherit a top quality office fit-out, including furniture, at no additional cost. ask-re organised a final sweetener to the deal was that CCT Venues walked away at the end of the lease with a minimal dilapidations liability. To summarise, the client moves into the premises not having to pay rent for the first two years. The rent review, scheduled for the expiry of year 5, has an upper limit of £37.50psf, further protecting CCT Venues from substantial rental increases.
